The Process of Filing an AESMR Report in Brisbane

You may not have been aware of the report that you must submit on an annual basis, but you don’t have to go through the process alone. You are within your rights to enlist the help of a professional to help you through the process. Things to remember are as following;


  • The first step is to gather information regarding the essential safety measures on your property. If you have any outstanding tasks or defects, address it immediately. Inspect the report and ensure that you’ve detailed every safety feature, who is responsible for maintenance and the details of the building are correct. After that, complete the AESMR report as designated under section 227E of the Building Act 1993  This form can be issued by the building owner or their agent, we would be happy to act as your agent in signing the AESMR.
  • If you are the building manager and have attained the proper authority from the owner, it’s your responsibility to submit the annual ESM report. You become the property agent, and in cases where buildings belong to an organisation, it’s up to their board to select the ideal person responsible for the safety measures. Alternatively we would be happy to assist in signing the AESMR on your behalf when all your ESMs have been correctly maintained.
  • You must keep records for every maintenance check or repair that involves a safety measure. A municipal building surveyor or chief fire brigade officer may request the documents for inspection, and you must have it ready within 24-hours of the request. You must record all installations, upgrades and upkeep to demonstrate that your building is compliant.

Things to Consider Regarding an AESMR Report in Brisbane

Submitting an AESMR is critical for the safety of your building and its occupants. As a result, you can be confident that in an emergency, the measures you’ve implemented won’t fail you and function efficiently to limit damage. These are some factors to consider regarding the AESMR in Brisbane.


  • If you’re planning on modifying a building, it’s wise to consult a building surveyor to determine what you must do to comply with the Act and Regulations. Bear in mind that if your building's construction concluded after 1 July 1994, you must complete the AESMR within 28 days of the anniversary date of occupancy or certificate of final inspection. 
  • All buildings that existed before the 1st of July 1994 require the owner or agent to identify the essential safety measures originally installed and ensure you maintain them. Regulations state that you must complete your AESMR 28 days before the 13th of June every year. 
  • If you don’t comply, the council or fire authority could issue an infringement notice together with a fine of $290.
