AESMR

AESMR Audit Reports, Legally Required by Building Regulations and Victorian Building Authority

As per the legal requirement of the Building Regulations and Victorian Building Authority, building owners must ensure that the Essential Safety Measures in their buildings are operating at the required performance level and are routinely maintained. All owners of commercial buildings or places of public entertainment must complete an Annual Essential Safety Measures Report (AESMR) and have it readily available for review by the Chief Officer or Municipal Building Surveyor.

The Importance of an AESMR Report

An AESMR audit report is a legal requirement of the Building Regulations and must be readily available for inspection by the Chief Officer or Municipal Building Surveyor. By ensuring that your building is up to code and all essential safety measures are met, you are taking precautions to secure the safety of the building’s occupants, passers-by,  adjoining structures and their occupants. Geokal Services will help you achieve and maintain your ESM compliance.

  • This report can assist in monitoring the safety standards, equipment and emergency procedures of your building.
  • Since the audit is based on the previous 12 months, it guarantees that checks are done regularly. Any faults with the building structure can be detected early and rectified before any severe damage occurs or someone gets injured.
  • Regular checking of safety equipment ensures that it will function correctly should the need arise to use it.

Problems Geokal Services Addresses

With our years of experience inspecting buildings and detecting faults or items that are not up to standard, we will help you maintain your essential safety measures and building to required standards. You must routinely test all ESMs to ensure they will operate correctly in an emergency and within Australian Standards. We can also help with the following;

  • We offer complete inspections of all essential safety measures and building  features to the commercial sector and will assist our clients in achieving and maintaining ESM compliance.
  • We can help with council building notices and orders concerning essential safety measures, , ESM compliances audits, AESMR report and work with our partners to provide regular ESM maintenance.
  • We also offer system interface testing, building inspections, and ESM inspections of both the active and passive systems. Active systems are items such as sprinkler systems, emergency lighting, and fire alarms. Passive systems are not as easily identified and generally don’t require water to prevent a fire from spreading, such as fire-resistant materials, smoke doors and walls, fire doors etc.

Why You Should Use Geokal Services

As a bronze member of the Fire Protection Association Australia (FPAA) we can provide you with our knowledge and experience with compliance of fire and building safety requirements. Our services include regular and ongoing building inspections and assistance with resolving any issues that are not compliant with the building regulations and the Victorian Building Authority’s guidelines. We provide routine ESM inspections and maintenance, ESM logbooks and compliance audits, inspection of passive ESM, and work with our partners to provide testing of active ESM systems. From our routine inspections, tests, and compliance audits, we can compile your building’s AESMR report, giving you peace of mind that your building and its occupants are safe.
