Why should a building conform to Essential Safety Measures (ESM) obligations? Legislation requires that all ESMs are logged and maintained to provide for safety of the people who use the building.
As building Owners/Managers, it is important to remember the following;
- The Building Commission requires that those who own, manage, and operate buildings confirm the sustainability, liveability, and security of Victoria’s built environment and meet regulatory obligations.
- Your local council may inspect your property and specify the ESM concerns you need to address. We provide fire safety compliance services to ensure that this is done correctly and that the building is compliant and council matters resolved.
- We investigate the entire range of essential safety measures such as the paths towards exit doors; emergency lighting and power supply; exit signs; fire extinguishers, hoses, reels, and hydrants; mechanical ventilation and air supply; fire detectors and alarms; fire isolated ramps, stairs, and passage-ways; emergency warning systems; smoke control and sprinkler systems, and fire-resisting structures and the possible penetration thereof, among others.
The fire brigade and local council play an enforcement role and can inspect your property upon notice. Building owners and tenants in some cases have a legal obligation to abide by the rules and can be fined if they fail to do so.
